 The Home Owners Association (HOA) of The Garden Lakes Manor switched to Vision Community Management in 2009 and at the time we were experiencing some real financial concerns.  Suggestions by Vision Community Management to change over to a monthly billing system instead of using coupons, shortening the time period before implementing collection activities, and utilizing some in-house collection efforts, has shown positive improvements in our collecting of outstanding assessments and fines.  The monthly billing also provided us with an opportunity to send a monthly letter to our residents, keeping them up-to-date on HOA activities.

The Garden Lakes Manor HOA just completed a major project of converting over 10,000 square feet of turf to desert landscaping.  Our Property Manager (Mr. Javier Jimenez) worked hand-in-hand with our vendors to ensure the project was completed on time and within budget.  He was also successful in securing grant funding from the city of Avondale to help off-set the project costs.  Working closely with the financial department of Vision Community Management, we have been able to improve our reserve funding levels while also continuing to make major repairs and improvements throughout our community.

The Garden Lakes Manor HOA Board has also been provided with the opportunity to meet other key employees within Vision.  Different supervisors from budgeting, billing, compliance and other departments have each attended a HOA monthly meeting or community event.  In fact, the owner, Mr. Darin Fisher has also been on property.  With Vision Community Management, you truly do get the support and resources of the whole company working for you and all it takes is one call to your property manager.

Hi to all other communities that are considering Vision Community Management to manage their properties.  I have been a board member on a property with 52 units and over half of them in foreclosure at the time Vision and the current board took over and tried to bring life back into this community.

We have had a very positive relationship between the owners, Vision, and the board members.  In approximately 6 months, we have most of the property back in shape and the back HOA fees are being collected as kindly as can be done.  Most of the homeowners are completely satisfied with both the property's condition and the hard work being done by all to keep it in that condition.  All of us thank Vision for their compassionate approach to dealing with all of the problems that arise with both the homeowners and the physical property.

The Homeowners Association of Legend Villas West brought in VISION Community Management in February 2009 and the Board couldn't be happier with our decision.  The community has struggled with previous management but VISION has strived with us so we are now able to see the light on the horizon.

VISION is easy to contact and responds quickly to our questions and issues.  They offer us their experience, the applicable law and their knowledge of how like associations are handling the issues.  Reports, recommendations on contractors, and general HOA advice have made the Board's job very easy.

I don't know where our association would be without VISION.

Jay did an absolute fantastic job on a recent landscaping bid for our community, La Buena Vida II!  There were 6 companies involved in our community bid, and Jay put together a lengthy spreadsheet and included it in our January Board Packet.  There was A LOT of work involved in gathering all the information for this spreadsheet, and I'm sure it took him hours.  It made our job as a Board so much easier to see these contractors’ bids all in "equal" form!  Based on the spreadsheet we were able to reach a quick and efficient decision instead of having to waste our time searching and comparing all of the proposals. 

I believe Jay went over and above in his effort to present everything to our Board, and I want to pay him the highest compliment for spending his time being thorough and attentive to our needs without being asked.  We have had a lot of community managers come through our meetings, and I believe Jay does his best to be the best!  Many thanks to him, and I hope he stays our manager for a long time to come.

Overall, Vision is doing a great job and I would certainly give them a positive recommendation.   Vision recently made a change in our Community Manager due to a promotion of Suzanne White.   Suzanne did a great job, while being very professional.   She remained open minded about various issues and was good about suggesting solutions that would fit a myriad of situations.  We’ll miss her but know she will be around if needed for additional consultation. 

 Our new Community Manager is Sheri Dunn.   We’ve now had some time to get to know Sheri and it’s easy to see that she has a vast amount of experience working with HOA’s and their vendors.  Personally, I enjoy her ‘take charge’ approach to our HOA issues and look forward to working with her in the new year.  

 The few times I’ve needed to contact or visit Vision’s home office, the employees have been courteous, professional and friendly.  Administrative and financial issues have always been handled promptly.

 I am writing you this letter to thank you and your company for an excellent job serving our community.  The entire board has been very pleased with the great service that your team has provided us in the short time we've been working together. We are thrilled that the transition to Vision has gone so smoothly and we see a dramatic improvement in our property management services.

In particular, I wanted to use this letter as means of acknowledging Regis Salazar. I have never met a more dedicated, professional and proactive individual than Regis. On many occasions, I or one of my fellow board members raises an issue and before we even have time to document the item, Regis has already resolved the issue flawlessly.

Regis' attention to detail and her coordination with our various vendors has been exceptional. None of the Board members worry if an issue will be followed up because we know Regis is on the case and will get it done correctly and expeditiously.

Our past property manager required extensive supervision and follow up to ensure things would get done in a timely manner. With Regis on the job, we haven't had to worry about this and it is such a delightful change.

I realize that Regis' great work would not be possible without the rest of the Vision team working behind the scenes to support her. The Board also wishes to acknowledge everyone at Vision who helps make Regis excel at her task and improves the quality of life here at Enclave Villas.

I have been a board member for Bell West Ranch HOA since July of 2005.  In December of 2006 we changed management companies and switched to Vision Management.  That was the best thing we ever did.  Our financials were in a very sad state with the old management company and we had issues with various property managers with the old company.   It was a great pleasure to switch to Vision and it continues to be good to work with all levels of management with Vision.  Over the years we have had a number of different Property Managers and they have all had the best interest of our property in their efforts and will make necessary suggestions to us, as well as being completely supportive of the board.

 Anyone that is looking for a new management company, I would definitely recommend Vision Management.  Matter of fact, I have given the Vision name to two of my coworkers and both of their HOA’s have made the switch and they are both very happy that they did.

She has always responded to both my phone calls and emails in a timely manner and has sent me over everything that I have needed. Today I had one last issue that the lender brought up, without doing my own research I instantly called Myranda.  She politely informed me that she had already provided me with the information and never once seemed annoyed that I called.  My client and myself appreciate everything that she has done for us, without her assistance we would have never been able to get this far into the transaction. We have lived in FTV-1 since 1986.  Vision Community Management has been the property manager for the past five years.  We have served on the board in the past and have gotten to know Jen Amundson our property manager quite well.  Although we no longer serve on the board we are still in communication with Jen.  She is quick to respond anytime we have questions or concerns.

Vision Community Management successfully helped us give our streets back to the City of Phoenix and have them paved.  In addition, our entire community was painted last year after having waited for several years due to funding issues.

Although we are a very small community, Vision Community Management still gives us the same attention that any of the larger communities receive.

 Matt Johnson and Mark Schmit attend all of our meetings and are great resource for people to have available whenever questions arise.
