The purpose of the Meeting will be for Members to vote to approve a Special Assessment. Over the past year, the Association has recognized substantially increased utilities expenditures that have caused its accounts to become severely underfunded. In addition, the Association is planning several needed capital improvements projects including new roofing, parking lot repairs, and exterior painting. Even more importantly, the main lift pump as part of the Associations plumbing mainline must be repaired. The Association presently owes approximately $24,000.00 in delinquent payments to vendors for plumbing repairs that have already been incurred. The purpose of the Special Assessment is to replenish the Associations operating and reserve accounts so that it may adequately cover current and past due Association utilities and common expense invoices, planned future projects, and unanticipated expenditures. It is very important that the Members participate in this Meeting and vote to approve the Special Assessment. The Special Assessment is in the best interest of the Association because the Association must maintain sufficient operating and reserve funds to ensure it can meet all obligations.
