We, the Board of Directors of the Hayden Villa Condominium Association, are writing to request your affirmative vote to approve a special assessment necessary to fund critical roof repairs across the community. The Association has obtained bids from third party contractors and approved one of the selected contractor?s proposal. The project will include roof repairs, silicone roof coating, placement of chicken wire fencing around each HVAC unit to deter pigeons, and to replace all PVC condensation lines on all HVAC units. The project will cost approximately $70,000. Please note these figures represent approximate costs, based on the bids obtained from third party contractors and are subject to change as agreements with both contractors are finalized. Pursuant to Article 4, Section 4.4 of the Declaration, any Special Assessment exceeding five percent (5%) of the budgeted gross expenses of the Association requires vote or written assent of fifty-one percent (51%) of the membership present and voting at a meeting at which a quorum equal to fifty-one (51%) of the total voting power of the Association is present. Accordingly, the Association will be holding a Special Meeting of the Members on September 9th, 2025 at 6:00PM via ZOOM.
