The Board of Directors has one (1) position available. This ballot is valid for this election of the Board of Directors, establishing quorum, and is irrevocable once submitted. Choice One: Xeriscape Conversion The proposed HOA Greenbelt Xeriscape Conversion is a comprehensive plan to transform the existing turf-based greenbelt into a sustainable, low-maintenance landscape using native and desert adapted plants. The project involves the systematic removal of non-functional grass areas, outdated curbing, inefficient sprinklers, and the removal of end of life or diseased trees and shrubs. A thorough evaluation of the current irrigation system will determine which components can be repurposed to reduce costs, while upgrading to efficient drip irrigation tailored to the needs of new plantings. The design will focus on creating a heavily shaded, visually appealing space with drought-tolerant trees, shrubs, and ground cover, all complemented by decorative gravel to replace high water use turf. The end goal is to drastically reduce water usage and ongoing maintenance costs, while enhancing the beauty and functionality of the greenbelt for the community, providing a long-term return on investment and environmental benefits. Estimated costs $35,000 to $50,000. Choice Two: Current Design Upgrade If the HOA chooses not to move forward with the full xeriscape conversion, several critical repairs to the greenbelt will still be necessary to address immediate safety and liability concerns. These items were identified in the initial consultation. They include replacing damaged and misaligned curbing in multiple locations to eliminate trip hazards, as well as the immediate removal of four large trees that are diseased, structurally compromised, or have reached the end of their lifespan, posing significant safety risks. Additionally, the remaining mature trees will require professional assessment and expert pruning to mitigate branch failure risks. Numerous shrubs and bushes, which have declined due to disease, improper pruning practices, and inefficient water management, will need to be removed and replaced to maintain the areas visual standards. The costs associated with these repairs, when factoring in tree removals, curbing replacements, plant replacements, and ongoing maintenance of high water use turf, are projected to amount to a significant portion of the total investment required for a full xeriscape conversion; without offering the long-term water savings, maintenance reductions, or aesthetic enhancements of the proposed xeriscape project. Estimated costs $28,000 to $35,000.
